Former quarry rezoning plan approved in Colorado

The Glenwood Springs Planning and Zoning Commission last week unanimously voted to support a proposal to rezone the old Holly Quarry property for future hotel and rail property on Iron Mountain in Colorado, the Post Independent reported .
The plan to rezone the 27-acre former quarry site, currently in industrial zoning, to the Iron Mountain Planned Unit Development will be considered by the Glenwood Springs City Council on June 20.
Development plans include on-site lodging “with some guest rooms quarried into the side of the mountain,” a parking lot and an inclined cog rail, all part of the Glenwood Caverns Adventure Park.
Nearby residents have expressed concerns such as traffic and visual impacts.
The Planning and Zoning Commission’s recommendation included a list of suggested conditions, including a requirement to work with the Colorado Division of Parks and Wildlife to limit on-site blasting and excavation in the winter, a requirement to conduct nearby traffic studies, “development of a soft foot trail to the proposed hotel/cog rail site, a building height limit of 25 feet,” “weed management and a long-term wildlife mitigation plan.”
If the city council approves the rezoning proposal, Caverns Park owner Steve Beckley would need to submit a separate development plan.
